Hamburg, October 4, 2024 - With the Bergstedt WohnQuartier, a unique solitary quarter is being created along Bergstedter Chaussee that focuses on sustainable, intergenerational living with a focus on the needs of older people. Under the owner representation of FM-Connect.com, a forward-looking concept is being realized here that combines barrier-free and socially subsidized housing offers with a sustainable environment, community-promoting structures and the creation of inclusive jobs. The close connection between living, working and social participation makes the Bergstedt WohnQuartier a pioneering project for urban development in Hamburg.

The rapid implementation in accordance with the Building Land Mobilization Act makes it possible to quickly provide urgently needed living space for an ageing society. At the same time, the focus will be on social and ecological sustainability in order to create a liveable and active neighborhood for all generations.

Focus on housing for the elderly: self-determined and supported living

The Bergstedt WohnQuartier places particular emphasis on the needs of older people who want to live independently, safely and in a community, even at an advanced age. With a clear focus on barrier-free living, all apartments are designed in such a way that they are tailored to the living conditions of older people. This includes threshold-free access, wheelchair-accessible areas, wide doors and non-slip flooring.

The apartments can also be used flexibly so that they can be easily adapted to changing circumstances - for example, by making alterations to accommodate the need for care. In this way, the Bergstedt WohnQuartier enables older people to live independently in their own homes for as long as possible.

The entire concept of the quarter is geared towards community and social networking. Meeting places, multi-purpose rooms and green courtyards offer residents places for socializing, events and activities. At the same time, the deliberate planning of neighborhood structures enables mutual support and the promotion of social contacts in order to strengthen the feeling of togetherness and security.

Socially subsidized housing: Affordable and barrier-free

A central concern of the Bergstedt WohnQuartier is the creation of affordable housing. At least 40% of the residential units will be socially subsidized to give people on low incomes, especially older people with low pensions, access to modern, well-equipped apartments. These units will be financed by government programs to keep rents at an affordable level and promote social justice.

The subsidized apartments are evenly distributed throughout the neighbourhood to enable a social mix. This prevents social housing from remaining isolated and creates an inclusive environment in which people from different income groups can live together and support each other.

The Bergstedt WohnQuartier aims to make a contribution to alleviating the housing shortage in Hamburg while ensuring a high quality of life for its residents.

A solitaire on Bergstedter Chaussee: modern living in a central location

The Bergstedt WohnQuartier is being built as a solitary ensemble along the central Bergstedter Chaussee, one of the main traffic arteries in the Bergstedt district. The exposed location along this arterial road offers ideal connections to public transport, shopping facilities, medical care and leisure activities. At the same time, the architecture of the solitary building creates space for green meeting areas, quiet courtyards and communal areas.

Thanks to the solitary design, the Bergstedt WohnQuartier blends harmoniously into the surrounding cityscape, while at the same time developing an independent character. The open and inviting architecture of the building complex is in line with the sustainability strategy and creates meeting places that benefit both the residents and the neighborhood.

The good transport links and proximity to important amenities are crucial factors for older people to remain mobile and live independently in old age. At the same time, the central location ensures short distances to all important daily amenities and thus promotes a comfortable and active life in old age.

Inclusive jobs through cooperation with the ELBE workshops

The Bergstedt WohnQuartier goes beyond housing and also creates jobs for people with disabilities in cooperation with ELBE Werkstätten. This inclusive approach makes it possible to offer a wide range of work opportunities directly in the neighborhood - be it in the maintenance of green spaces, in craft areas or in the service of communal facilities such as the restaurant and bicycle service. As a result, people with support needs are integrated into the social and economic life of the neighborhood and can take part in an inclusive working day.

These jobs not only offer people with disabilities the opportunity to work in an adapted environment, but also enrich the neighborhood community by promoting diversity and mutual understanding. The residents and neighbors benefit from the services, while the employees play a valuable role in the neighborhood. This creates an environment in which living and working, support and participation are combined.

Sponge city concept for sustainable climate protection

In view of the increasing climate challenges, the "sponge city" concept plays a central role in the Bergstedt WohnQuartier. Here, buildings and open spaces are designed in such a way that they can absorb, store and release rainwater in a controlled manner in order to reduce the load on the urban sewage system and improve the microclimate.

This includes, in particular, so-called retention roofs - green roof surfaces that absorb large quantities of rainwater and allow it to evaporate slowly. This not only helps to relieve the drainage system, but also improves the quality of life in the district, as the green roofs serve as natural cooling and prevent urban heat islands.

In addition, infiltration areas, swales and planted drainage channels will be created to channel rainwater into the ground in a controlled manner and enable natural regulation of the water balance. This water management is an important contribution to climate adaptation and at the same time promotes biodiversity by creating new habitats for plants and animals.

Sustainable energy supply and resource conservation

The Bergstedt WohnQuartier relies on energy-efficient construction methods in order to minimize energy requirements and be climate-friendly at the same time. The buildings are constructed to the passive house standard, which ensures particularly good thermal insulation and an energy-efficient supply. This not only contributes to climate protection, but also reduces ongoing operating costs for residents - a decisive factor for older people on a fixed income.

Decentralized energy generation plays an important role in the concept: photovoltaic systems are installed on the roofs, which produce clean solar power that is used directly in the neighbourhood. This use of renewable energy reduces the neighborhood's CO2 emissions and contributes to a climate-friendly energy supply.

Sustainability and resource efficiency are also taken into account when selecting building materials. Durable and reusable materials are used to minimize the ecological footprint of the project and ensure a long service life.

A quarter for community, social participation and neighborhood

The Bergstedt WohnQuartier is to become a lively place for community and encounters. Spaces for neighbourhood activities, cultural events and community involvement are planned. Community gardens, multi-purpose rooms and meeting places offer space for exchange and interaction and create an environment in which residents actively live together and support each other.

This community focus helps older people to feel at home in the neighborhood and build a stable social network. The Bergstedt WohnQuartier is also attractive to younger residents and families thanks to its social structures and integration into urban life. The close networking with associations, social institutions and neighborhood initiatives promotes social cohesion and quality of life for everyone.

Kay Meyer: The Bergstedt WohnQuartier has set itself the goal of creating an environment in which older people can lead a safe, self-determined and supported life. Our apartments are barrier-free, sustainable and designed to meet the special needs of the elderly. We want to create a neighborhood that not only offers living space, but also community, social participation and a good sense of neighborliness.

Question: _How will the neighborhood be enriched by the collaboration with ELBE Werkstätten?

Kay Meyer: By cooperating with ELBE Werkstätten, we are creating inclusive jobs that enable people with disabilities to work in a supportive environment directly on site. This enriches the neighborhood because it not only creates living space, but also job opportunities and participation. It is an important step towards living the idea of inclusion and creating a diverse and vibrant community in the neighborhood.

Question: _How does the Schwammstadt concept fit into the project's sustainability strategy?

Kay Meyer: The Schwammstadt concept is a key component of our sustainability strategy. It enables effective water management, improves the microclimate in the neighborhood and increases the quality of life for all residents. Green roofs, infiltration areas and sustainable green spaces help to make the neighborhood climate-friendly and create a healthy, pleasant environment.

Presentation at EXPO REAL and public participation

The Bergstedt WohnQuartier will be presented at EXPO REAL 2024 in Munich, where FM-Connect.com will offer the opportunity to learn more about sustainable and social neighborhood development. All interested trade visitors, investors and citizens are invited to find out more and contribute their ideas. Public participation and communication with stakeholders is an important aspect of the project in order to create a liveable environment for all future residents.
