Consulting competence and digital twin expertise join forces for CAFM projects, ESG reporting and secure building operation_

Seesterm?he / M?hlacker, November 27, 2025 - FM-Connect.com Network GmbH, FM consulting and engineering network and "FM solution maker" for holistic facility management, is entering into a partnership with InfoCargo - Otto Szanto. InfoCargo specializes in precise digital building data, digital twins and CAFM data management and supports companies in the measurement, structuring and preparation of building data for cleaning, operation, maintenance, planning and ESG reports.

The aim of the collaboration is to offer FM organizations, owners and operators a continuous path "from scan to operation": from building acquisition and the digital twin via standardized data structures to intelligent use in CAFM/CAIFM systems, in FM processes and in ESG reporting.

Digital building data as the foundation for professional facility management

Many companies still work with outdated, incomplete or contradictory as-built documents: plans are missing, technical installations are only partially documented, floor space information is not up-to-date. InfoCargo closes precisely this gap:

* Digital building recording with precise on-site surveying and creation of up-to-date floor plans and models
* Digital twin / as-built model as a 2D/3D image of the actual technical condition including asset structures
* ESG data & sustainability reports with structured, auditable key figures on space, energy, asset status and compliance
* CAFM and data management including preparation, interfaces and integration into CAFM, ERP and IoT systems
* Space & asset inventory with QR/RFID coding and continuous data updates

InfoCargo brings over 25 years of experience in building digitization and IT project management and works across all sectors for industrial plants, hospitals, office and commercial properties as well as public buildings.

FM-Connect.com as FM solution maker and network

FM-Connect.com is an established consulting and engineering network for facility management based in Seesterm?he (Schleswig-Holstein). The company sees itself as an independent "FM solution maker" and combines strategic facility management, technical operations management, space management, digital FM solutions and FM services into holistic solutions.

The network brings together end customers, FM consultants, engineers, authors and specialist partners and supports companies in making their buildings more efficient, safer and more sustainable - from FM strategy, planning and refurbishment to operator responsibility and day-to-day operations. Digitalization - for example in the context of CAIFM/CAFM systems, building automation and data integration - plays a central role here.

With the new partnership, FM-Connect.com is expanding its network of experts to include a highly specialized building block for digital building data and operationalized BIM/digital twin solutions. InfoCargo is already officially listed as a partner on the FM-Connect.com platform.

Concrete added value of the collaboration

The cooperation between FM-Connect.com and InfoCargo addresses key challenges faced by FM managers and owners:

* From existing chaos to a usable data model
Companies receive support from a single source for digital building recording, modeling and structuring their data - right through to integration into CAFM systems and FM processes.
* Start CAFM/CAIFM projects with "real" data
CAFM implementations often fail due to poor or missing inventory data. InfoCargo provides structured, up-to-date building and asset data, FM-Connect.com takes over conception, process design, system selection and implementation - including operator responsibility and interfaces to technology, services and organization.
* Implement ESG and sustainability pragmatically
For ESG reporting, energy and sustainability targets, companies need reliable data on space, energy consumption and technical assets. InfoCargo creates the necessary data structures and FM-Connect.com integrates them into FM strategies, energy management and sustainable operating models.
* Operational BIM & Digital Twin in practice
InfoCargo has references in the field of operational BIM for disaster control, industrial plants and FM-oriented construction documentation. FM-Connect.com brings experience from BIM/xD projects and integrated project management to the network. This means that customers can not only plan digital twins, but also use them in operation - for safety, maintenance and availability.
* Strengthen safety and operator responsibility
Complete, up-to-date building data is an essential basis for operator obligations, occupational safety, fire protection and emergency management. The combination of technical as-built documentation (InfoCargo) and FM compliance, audit and operator concepts (FM-Connect.com) enhances legal certainty in operations.

Interview with Kay Meyer and Otto Szanto

As part of the new partnership, we spoke to Kay Meyer, Managing Director of FM-Connect.com Network GmbH, and Otto Szanto, owner of InfoCargo - Otto Szanto, about the background, objectives and practical implications.

Mr. Meyer, what was the trigger for you to bring InfoCargo into the FM-Connect network as a partner?

Kay Meyer:
"We see a recurring pattern in many projects: FM organizations want to professionalize processes, systems and operator responsibility - but don't have a clean foundation of building data. They work with historical plans, Excel lists and small islands of knowledge. InfoCargo closes precisely this gap. It was important for us to have a partner who can deliver digital building data quickly, precisely and in an FM-compatible manner - from measurements to structured data packages for CAFM and FM processes."

What do you see as InfoCargo's particular strength from the perspective of an FM solution maker?

Kay Meyer:
"InfoCargo combines surveying know-how with IT and data expertise. The team doesn't just think in terms of plans and models, but always in terms of usage: What data does the operator need for maintenance, space management, ESG reports or audits? How do interfaces to CAFM, ERP or IoT need to be set up so that the data works in everyday life? This combination fits perfectly with our approach of bringing facility management together strategically, technically and organizationally."

Mr. Szanto, how do you experience facility managers' requirements for digital building data?

Otto Szanto:
"Our customers are usually very clear in their objectives, but the starting position is often heterogeneous. Plans from different eras, conversions without documentation, facilities that are only partially recorded. At the same time, the requirements are growing - keyword ESG, energy, safety, operator obligations. Facility managers don't want pretty 3D images, but reliable, structured data that fits into their systems and processes. This is exactly where we come in: We create digital inventories that are resilient in everyday FM work and can be maintained further."

What will the collaboration between your teams look like in concrete terms?

Otto Szanto:
"The first step is usually a joint look at the objectives and the existing documentation. We define which buildings, areas and technical facilities need to be recorded and to what depth. InfoCargo takes over the surveying and modeling, including digital twin and data structure. At the same time, FM-Connect.com plans how this data is to be integrated into strategies, processes, CAFM workflows and operator concepts."

Kay Meyer:
"For customers, this means that they no longer have to mediate between "surveyor", "BIM service provider", "CAFM consultant" and "FM organization". We act in a coordinated manner - with a common understanding of the target image, data quality and roles in operations. This results in integrated solutions instead of isolated solutions."

ESG, sustainability and reporting are becoming increasingly important. What role does the partnership play in this context?

Kay Meyer:
"If you take ESG seriously, there's no getting around good data. Without reliable space structures, types of use, facility and energy data, much remains in the realm of estimation. InfoCargo supplies precisely this data - clearly structured and verifiable. Our task is then to transfer the data into FM strategies, energy management, maintenance and operator concepts and to develop key figures with customers that can actually be managed."

Otto Szanto:
"We see that ESG requirements are motivating many companies to fundamentally clean up their building data. By working with FM-Connect.com, we ensure that this clean-up does not remain isolated, but is directly integrated into FM and sustainability management - for example in CAFM, in dashboards or in the processes of technical operations."

Can you outline a typical joint application scenario?

Otto Szanto:
"A common scenario is a heterogeneous building stock with multiple locations. We start with a prioritization: Which properties are particularly relevant for operation, risk and ESG? We record these digitally, create floor plans, digital twins and structured data packages - including areas, assets and relevant technical information."

Kay Meyer:
"At the same time, we develop the FM target picture with the customer: which operator obligations need to be mapped, which services and processes, which CAFM system or which additions are required? Based on the InfoCargo data, we can then configure very precise systems, store maintenance and inspection concepts, calculate areas and services and establish key figures. In this way, a data project becomes a real contribution to the performance of the buildings."

What appeals to you personally most about this partnership?

Kay Meyer:
"I'm impressed by the clarity of the approach: InfoCargo doesn't promise buzzwords, but provides reliable building data - across industry boundaries. This solidity fits in well with our understanding of FM: practical, responsible and long-term."

Otto Szanto:
"I appreciate the networking idea of FM-Connect.com. We meet FM experts, engineers and specialists there who all have the same focus: Making buildings better. For us, this opens up the opportunity to anchor our digital twins even more firmly in operations - from disaster control applications to hospitals, industrial plants and administrative buildings."

What happens next?

Kay Meyer:
"We will gradually integrate the partnership into ongoing and new projects and make reference projects visible together - for example in our FM Power Hour or in topic-specific formats relating to BIM, digital twin, operator responsibility and ESG. Interested FM managers can contact us or InfoCargo directly. What is important to us is that we always start with a clear understanding of the objectives, risks and data situation - and use this to develop a solution that will still be viable in five years' time."
