Colliers Trombello Kölbel advises on leasing 4.000 m² of office space in the LivingOffice

Two companies have discovered the LivingOffice at the same time. In the refurbished existing building of the development in Düsseldorf-Derendorf the Vorsorge Lebensversicherung AG has taken a lease on ca. 3,000 m² of net space. The provider and manager of fund-connected insurances will relocate its company headquarters from Hilden to the state capital of North-Rhine-Westphalia in the autumn of this year. In the summer of next year Dr. Stoebe, Kern und Partner HR Managementberatung AG (SKP AG) will move into the new building. The company, specialising in strategic personnel and management consultancy, has taken a lease of ca. 1,000 m² of office space there. In both cases Colliers Trombello Kölbel Immobilienconsulting GmbH acted as consultant and estate agent.

The LivingOffice is designed as a loft complex and is an integrated component part of the comprehensive conversion of the 90,000 m² former Rheinmetall factory to create the “Entrepreneur City”. The extensively refurbished existing building on Rather Strasse with its open structures is extended by a new building whose architecture is based on the industrial character of the older building. The two buildings are connected by a glazed passageway. Thanks to the pre-letting of ca. 3,200 m² to Weight Watchers Deutschland GmbH by Colliers Trombello Kölbel, it was then possible to make a start on the new building. With the lease to SKP this property is already 70% let before its planned completion in the summer of 2009. The whole complex offers around 19,600 m² of net area on eight levels. The owner of the complex is a subsidiary company of the US American food concern Cargill.
