First investment product worldwide for investments in Rwanda & Tanzania
With 'MLC Properties East Africa', MLC Properties AG launches the first investment product for investments focused on Rwanda & Tanzania.Economic Stars Rwanda & Tanzania
In 2019, Rwanda's economy still grew by an impressive 10.1% (source: IMF). Tanzanian growth was "only" 6.3%. These countries thus left the majority of the world economy behind. Due to the corona lockdowns, the IMF expects growth of only 3.5% and 2.0%. Nevertheless, Rwanda & Tanzania are still in a very good position: Germany shrinks by -7.0%, France by -7.2%, UK by -6.2% and USA by -5.9%.
The reasons for the economic stability of Rwanda & Tanzania are multifaceted. Basically they are relatively poor countries. Many areas of the economy and public administration show an enormous catch-up potential. And it is precisely this catching-up that Rwanda, Tanzania and many other African states have taken up the cause. The leaders' motto is: away from aid money and towards their own sustainable growth. The speech of the Ghanaian President on the occasion of his visit to France expresses this on behalf of many African states (https://www.youtube.com/watch?v=yfqzVKV_ORI).
Rwanda & Tanzania's success to date - in addition to the ambitious and young population - has been largely driven by liberal economic policies, better education and an effective fight against corruption. In particular, Rwanda & Tanzania are investing considerable sums in improving infrastructure and educational facilities. Even according to conservative estimates, the already existing economic boom is expected to strengthen further due to the enactment of the African Continental Free Trade Area (AfCFTA). Reason enough for WirtschaftsWoche to declare Africa one of five investment trends of the decade (https://www.wiwo.de/finanzen/boerse/mit-index-und-etf-investieren-trend-3-afrika/25401502-3.html).
The Investment
Investors participate in a German limited partnership with a capital contribution of at least EUR 10,000. The financial resources are used to finance real estate projects in Rwanda & Tanzania. MLC Properties works together with well-known and established local partners who have many years of comprehensive expertise in the development of real estate projects in the target regions.
The investment management is concentrating on the development of real estate in Kigali, Rwanda, and Dar es Salaam, Tanzania. These metropolises are growing very fast and there is a strong middle and upper class with significant higher income than, in particular, in rural areas. In these metropolises, the management is focusing on urban areas with higher affluence, and a plethora of local and international corporates in search of attractive and progressive real estate developments. Moreover, developments in - also internationally - popular touristic areas are possible. Here, Tanzania is especially attractive. With the Serengeti, the Kilimanjaro and its eastern coast, and Zanzibar, the country has natural treasures that are in high demand with tourists.
MLC Properties East Africa is an opportunity to invest in Rwanda & Tanzania. Dr. Hendrik Mueller-Lankow from MLC Properties AG says: "With an investment in Rwanda & Tanzania not only the profit prospects but also the risk structure of a portfolio can be optimized. Our investors not only attach importance to higher yields but also to security. We offer the latter on several levels: a fair cost structure and an equity ratio of 100% increase security per se. At the investment level, we have established an effective risk management system. R?dl AIF Verwahrstelle GmbH is responsible for ongoing monitoring of the use of funds".
