Completed commercial renovation project by Grand Renovations in Metro Vancouver, British Columbia.

Completed commercial renovation project by Grand Renovations in Metro Vancouver, British Columbia.

Grand Renovations outlines why commercial renovation quotes in Vancouver can differ substantially, including variations in scope, drawings, building systems, permits, allowances, exclusions, landlord requirements and project conditions.
VANCOUVER, BC - October 26, 2026 - Grand Renovations ( [https://grandrenovations.ca/]), a Vancouver-based residential and commercial general contractor, is advising business owners and property stakeholders to look beyond the bottom-line price when comparing quotations for commercial renovation and tenant improvement projects.

For office, retail, restaurant, hospitality, medical, dental and other commercial renovations, contractors can sometimes provide substantially different prices for what initially appears to be the same project.

According to Grand Renovations, those differences do not necessarily mean that one contractor is simply more or less expensive. In many cases, the quotations may be based on different assumptions about what is included, what building conditions exist and who will ultimately be responsible for work that has not yet been clearly defined.

"A commercial construction quotation is only meaningful when the scope behind the number is understood," said Alex Mann of Grand Renovations. "Two contractors can appear to be pricing the same project while actually including very different work."

The Drawings Determine How Accurately Contractors Can Price

One of the first factors affecting commercial construction pricing is the quality and completeness of the information available to bidders.

When architectural, mechanical, electrical or other drawings are incomplete, contractors may need to make assumptions about the intended construction.

Those assumptions can differ.

One contractor may include work that another excludes or carries only as an allowance. As the project develops, items that were not clearly defined during tendering may later appear as additional costs.

More complete drawings and specifications generally allow contractors to price the same scope more consistently and give property owners and tenants a clearer basis for comparing proposals.

Existing Building Conditions Can Create Major Cost Differences

Commercial renovations take place inside existing buildings, and the condition of those buildings can materially affect construction costs.

Electrical capacity, plumbing locations, HVAC systems, fire protection, accessibility, structural conditions and previous alterations may all influence what is required.

The impact can be particularly significant when a commercial unit is being converted from one use to another.

A restaurant, medical clinic or other specialized business may require building infrastructure substantially different from what already exists.

If one quotation anticipates these upgrades while another assumes existing systems can remain largely unchanged, the difference between the two prices can be significant.

Allowances and Exclusions Need to Be Compared Carefully

A lower quotation may contain allowances for items that have not yet been selected or fully specified.

Allowances are not necessarily a problem. They are commonly used during early budgeting when some information is still unavailable.

However, clients should understand what each allowance represents and whether it is realistic for the intended level of the project.

The same applies to exclusions.

Items such as permits, professional fees, demolition, hazardous-material assessment or remediation, fire protection, data and communications, specialty equipment, millwork, flooring, signage, after-hours work or waste removal may be handled differently from one quotation to another.

A proposal with a lower total may therefore not represent a lower final project cost if substantial work remains outside the quoted scope.

Landlord and Building Requirements Can Affect the Price

Commercial construction often involves requirements that do not exist in the same form on residential projects.

Office towers, shopping centres, strata buildings and other managed properties may establish specific rules concerning contractor insurance, working hours, elevator use, loading access, common-area protection, waste removal and shutdown procedures.

Some buildings may restrict noisy work to particular hours or require certain activities to take place outside normal business operations.

These conditions can affect labour productivity, scheduling and project logistics.

When comparing quotations, clients should determine whether contractors have accounted for the actual building requirements or whether those costs may be addressed later.

Permits and Professional Coordination Are Part of the Construction Picture

Permit requirements can also contribute to differences between commercial renovation budgets.

Depending on the scope, a project may require architectural or engineering input, building permits, trade permits, fire and life-safety coordination or other approvals.

If these requirements have not yet been established when quotations are requested, contractors may make different assumptions about their responsibilities and associated costs.

Grand Renovations recommends identifying permit and professional requirements during pre-construction so that the construction budget reflects the project as accurately as possible.

The Lowest Initial Quote Is Not Always the Lowest Final Cost

Price remains an important consideration when selecting a contractor, but Grand Renovations recommends comparing the structure of each proposal rather than evaluating only the final number.

Clients can review whether quotations are based on the same drawings, whether the scopes align, what allowances are included, what has been excluded and which project risks remain unresolved.

A higher initial quotation may include work that will eventually be required regardless of which contractor performs the project.

Conversely, a lower quotation can represent good value when the scope is complete and clearly documented.

The objective is not to assume that higher pricing is automatically better. It is to make sure that the numbers being compared represent substantially the same construction responsibilities.

Better Information Produces Better Construction Budgets

Grand Renovations provides commercial renovation, tenant improvement, pre-construction and permit coordination services throughout Metro Vancouver.

The company works with businesses, property owners, designers and other project stakeholders to establish construction scope, review existing conditions, identify potential project requirements and develop budgets before construction begins.

"A good commercial quotation should tell the client more than what the project costs," Mann said. "It should help them understand what they are buying, what is included, what remains uncertain and where additional costs could arise."

For businesses preparing to renovate a commercial property, establishing a clearly defined scope before comparing contractors can make quotations easier to evaluate and reduce uncertainty as the project moves toward construction.
