Interactive program introduced students to careers in real estate, artificial intelligence, entrepreneurship, marketing, negotiation, and leadership

LEHIGH VALLEY, Pa. - July 23, 2026 - The Sam Del Rosario Group at SERHANT. welcomed students from the Northampton Area School District to its Lehigh Valley office for the SERHANT. Next Generation Academy, an interactive career-exploration program designed to show students how technology, communication, business strategy, and professional judgment intersect within the modern real estate industry.

Led by Associate Broker and Team Leader Sam Del Rosario, with instruction and support from team members Dianne R. Altieri and Shanty Gomez Miranda, the program moved beyond a traditional classroom presentation. Students worked in teams, formed mock companies, accepted defined leadership roles, and participated in exercises modeled after real business and real estate scenarios.

Throughout the program, students learned about the professionals and disciplines involved in a real estate transaction, including brokerage, marketing, media, finance, operations, data analysis, technology, design, negotiation, and client service.

The students also completed practical exercises involving property analysis, responsible use of artificial intelligence, campaign development, negotiation strategy, and transaction problem-solving.

"We wanted the students to participate in the business rather than sit and hear us talk about it," Del Rosario said. "Real estate gave us a platform to teach broader skills-how to evaluate information, communicate clearly, use technology responsibly, work with a team, and make decisions under pressure."

The academy emphasized that artificial intelligence can improve productivity and support creative work but does not replace verification, professional judgment, accountability, or human communication. Students were challenged to review AI-generated content for unsupported claims, accuracy concerns, weak positioning, and potential compliance issues.

During the marketing portion of the program, each student company developed a campaign for a fictional property, identified a target audience, selected appropriate distribution channels, and presented its strategy. Students later participated in a negotiation simulation and worked through potential problems that could arise before a real estate closing.

"Students often know about the role of a real estate agent, but they may not see the full range of careers operating behind every transaction," Altieri said. "This program allowed them to experience the marketing, technology, communication, organization, and problem-solving that the industry requires."

Gomez Miranda worked directly with the student teams during the collaborative exercises and helped guide their presentations and decision-making.

"The students were engaged, creative, and willing to defend their ideas," Gomez Miranda said. "Giving young people exposure to these opportunities helps them recognize skills and career paths they may not have considered before."

The Next Generation Academy also explored transferable skills and the changing nature of work. Students were encouraged to consider how writing, public speaking, financial literacy, AI literacy, negotiation, personal branding, and professional follow-through could affect their future careers-inside or outside real estate.

"We were happy to host these students and grateful to the Northampton Area School District for the opportunity," Del Rosario said. "Students cannot pursue opportunities they have never been shown. Our responsibility was to make those possibilities visible and give them a meaningful experience while they were with us."
