Summer: A Slow Season for the Real Estate Market?

Every year, the same claim resurfaces: During the approximately 90-day summer period, transaction volume in the private residential real estate segment drops dramatically because many people are on vacation.
This assumption sounds plausible and can be supported by simple calculations: With an average of about 31 vacation days per year and the assumption that about 60% of these vacation days are taken during the summer months, this would amount to an average of about 18.6 summer days per person. Combining this with a participation rate of about 62% results in a simultaneous absence on an average summer day of about 0.62 ? (18.6 / 90) ? 0.13--that is, around 13% of the population. This figure is relevant because it shows that, while a noticeable proportion of the population is temporarily absent, this does not automatically lead to a widespread market slump.
However, anyone who automatically concludes that this constitutes a "summer slump" overlooks important nuances of the market and risks missing out on seasonal opportunities. The blanket assumption that summer is, by its very nature, a time of low demand sometimes serves as a convenient excuse for a lack of success. Sellers and real estate agents occasionally tend to cite the summer months as a justification for reduced activity or lower closing numbers--an attitude that fails to recognize that demand and the willingness to make a decision do not depend solely on residents' presence at their place of residence, but are strongly influenced by mood, available time, and the availability of those involved.
Real-world experience in real estate often shows the opposite: longer days, good weather, and a more relaxed overall atmosphere create favorable conditions for viewings and in-person discussions. Many prospective buyers have more flexibility in the summer, are more receptive to scheduling appointments, and are motivated by a positive atmosphere to take concrete steps. Families who have finalized their vacation plans, or those returning from vacation, are often particularly receptive to real estate offers.
For real estate agents and sellers, this means that those who approach the summer strategically can not only mitigate seasonal effects but also actively capitalize on them. Flexible scheduling options, targeting those returning from vacation, increased presence on weekends and in the early evening hours, and an appealing presentation of properties in the summer light are simple yet effective measures. Digital tools for scheduling appointments and virtual tours increase accessibility and further engage prospective buyers.
In summary: Summer is not an automatic obstacle to successful real estate transactions, but rather a season with its own opportunities and challenges. Those who understand the seasonal nuances and tailor their activities accordingly can turn the so-called "slow season" into a productive phase.
