BUCKS COUNTY, PENNSYLVANIA – May 28, 2008 - Simplifile announced today that Bucks County, Pennsylvania is now electronically recording (eRecording) land record documents such as satisfactions, mortgages, and reconveyances submitted by title companies, banks, and attorneys to the Recorder of Deeds Office through the Simplifile eRecording Service.

eRecording is the process of submitting, receiving, and processing, via a secure Internet site, documents for recording that have traditionally been delivered to the county for recording by runner, express mail, or courier service. eRecording offers customers the ability to simplify and accelerate all aspects of the recording process, dramatically shortening the Gap and improving auditability.

“The Bucks County Recorder of Deeds Office is pleased to work with Simplifile to provide eRecording services to our clients,” said Recorder of Deeds, Edward R. Gudknecht. According to Gudknecht, “We are continually evaluating ways to improve the quality of our services, and believe that eRecording enables us to more efficiently record documents, eliminate document filing errors, and actually increase document security—while at the same time, work with our private sector partners, like Simplifile, to improve turn-around times and increase efficiencies. eRecording customers will now have the ability to record and track the status of documents from the convenience of their offices, using a standard Web browser.”

More than a mere trend in land record document submission, eRecording is a government priority. Federal (ESIGN) and state legislation (UETA, URPERA) have established the legal basis for secure electronic recording, and dozens of states and counties are already eRecording today.

Dallys Novarina, CLTP, President of the Pennsylvania Land Title Association (PLTA) commented, "We're glad see Bucks County take this important step toward even more efficient and secure document recording. Delays in recording can mean that title insurance underwriters and their agents are unable to make a reasonable examination of title and are unduly exposed to risk.
