Formerly the Creditbank and later the site of the Vereins- und Westbank: Burgdorf Immobilien is offering one of the city's most striking residential and commercial buildings.

Hameln/Salzhemmendorf, May 27, 2026 - An exceptional building is coming to market: the residential and commercial building at Ostertorwall 40 in Hameln. This prestigious property in the heart of the city was built in 1902 and, thanks to its architecture, historical significance, and central location, ranks among the most special real estate listings in Hameln. The asking price is 2,500,000 euros plus a 3.57 percent brokerage commission.

The building was originally constructed for the Kreditbank Hameln. Historical sources indicate that the bank traces its origins to the "Credit-Verein zu Hameln," founded in 1861, and that it erected a more spacious building at Ostertorwall 40, which served as a major banking location for many decades. Later, the building became associated with the history of the Vereins- und Westbank, before the branch moved from Ostertorwall to Pferdemarkt 9 in 1998 after nearly a century there.

"This building is no ordinary investment property. It is a piece of Hamelin's city history--and at the same time a property with impressive future potential," says Markus Burgdorf, real estate agent (IHK) and owner of Burgdorf Immobilien. "The combination of historic architecture, a central location, high-quality renovation, and flexible usage options is very rare in Hamelin."

The property is situated on a corner lot on the inner ring of the Old Town, bordering the historic city center. Schools, kindergartens, the train station, the hospital, doctors' offices, and shopping are all within walking distance. The high visibility on Ostertorwall, the proximity to downtown, and the existing infrastructure make the property attractive for both commercial and residential use. There is a bus stop directly in front of the building and a large public parking lot with approximately 100 spaces directly across the street.

According to the property listing, approximately 2.8 million euros were invested in restoration and renovation in several phases following the acquisition in 1998. The building underwent a complete renovation from 1998 to 2000 and was further modernized from 2014 to 2017 and from 2020 to 2025. Features include, among other things, solid construction with reinforced concrete tensioned ceilings, fiber-optic internet, underfloor heating (partially controllable via iPhone), solid walnut parquet flooring, high-quality Vorwerk wool carpets, marble work, and restored sandstone facades featuring elaborate sculptures and figures.

Inside, too, many elements recall the building's former use as a bank: on the ground floor, original vault doors, a vault room measuring approximately 12.7 square meters, and elegant original brass safety deposit boxes from 1902 have been preserved. These details lend the property a special atmosphere and open up extraordinary possibilities for prestigious commercial, office, medical practice, restaurant, or residential concepts.

Possible uses range from high-end apartments to retail, services, and office space, as well as restaurants, studios, or exhibition spaces. The basement offers approximately 362 square meters of gross floor area, including storage and utility rooms, and, according to the listing, has additional potential for use, such as for a caf?, a trendy bar, an old-town pub, a restaurant, or a concept store. The ground floor comprises approximately 358 square meters of gross floor area, including a garage of approximately 57 square meters, and features spacious commercial spaces with prime storefront visibility.

The upper floors offer additional high-quality spaces. The first floor comprises approximately 290 square meters of gross floor area with a terrace and upscale finishes. The second floor also features approximately 290 square meters of gross floor area, prime balconies, and three residential units. The attic floors house two architecturally distinctive luxury apartments measuring approximately 171 and 164 square meters, respectively, each spanning two floors and featuring bridges made of fine solid walnut wood.

"Anyone who acquires this building is not just buying square footage, but character, location, and history," says Markus Burgdorf. "Especially for investors, entrepreneurs, or project developers, Ostertorwall 40 offers the opportunity to reposition a defining building in Hamelin while preserving its unique identity."

According to the sales documents, the achievable average monthly rental income--depending on the renovation, usage concept, and leasing--ranges from approximately 18,000 to 32,000 euros. Rent increases are described as possible through further renovation and various finishing options.

With this sales offer, Burgdorf Immobilien is targeting, in particular, investors, project developers, entrepreneurs, and buyers with an appreciation for historic architecture who are seeking an exceptional residential and commercial building in a central location in Hamelin.
