When it comes to navigating the New Jersey real estate market in 2026, few voices carry more weight than Victoria Devino - broker, brokerage owner, and founder of a fast-growing real estate media company. Jasmine Rivera of Public PR Corporation sat down with Devino to talk about her roots, her businesses, and exactly where she thinks savvy investors should be putting their money in the Garden State this year.

Jasmine: Victoria, let's start at the beginning - where did you grow up, and what got you into real estate?

Victoria: I grew up in Monmouth County, New Jersey, and honestly, I started in real estate because my father told me to - if we're being honest! laughs

Jasmine: Did you give him any pushback, or were you on board?

Victoria: It was sort of a bribe, but I'm so thankful he did it. It has genuinely made me great money, and I wouldn't trade it for anything.

Jasmine: Love that. What are your goals for the next five years?

Victoria: In 2023, I opened my own real estate brokerage called Windsor Warner. We focus on real estate investments, and it has been incredible building that from the ground up. Then in 2026, I launched a media company (on Substack) called Hot Girls Buy Homes, which is all about helping women understand real estate on an investment and commercial scale. The next five years is really about growing both of those companies while continuing to invest in real estate myself. It's a full ecosystem I'm building.

Jasmine: That is genuinely inspiring - and I cannot wait to follow you on Substack! For any younger woman just getting started in real estate or investing, what is one piece of advice you would give her?

Victoria: Have patience and do not give up. It will take years, but the journey and the struggle are honestly the best part, because that is how you grow and learn what actually works. Everyone is so focused on what everyone else is doing - comparing themselves to other businesses or other founders - and you have to stop doing that. Absolutely read books and educate yourself, but the key is to put your head down and focus on your own path.

Jasmine: That is such grounded advice, especially in a world where technology makes it so easy to get distracted and compare yourself to everyone online. Okay, the question everyone wants answered - what would you say is the best place in New Jersey to invest in 2026?

Victoria: That is a tough one, but Asbury Park is still seeing incredible returns - we are talking over 10% year-over-year appreciation - so that would absolutely be on my list. Beyond that, I would look toward North Jersey, specifically in areas near commuter rail lines that sit adjacent to already-thriving neighborhoods. Jersey City and Rahway both come to mind immediately. Jersey City continues to attract buyers who want proximity to Manhattan without Manhattan prices, and Rahway has serious room to grow with strong commuter infrastructure already in place.
