"In recent years, we have noticed that even rooms in existing shared flats are becoming more and more expensive," reports Schwarzat. The supply of affordable rooms in shared flats is decreasing, while demand is steadily increasing, leading to a certain amount of competition among prospective tenants.
Popular districts for shared flats
A large part of the shared flat market is concentrated in the southern districts of Leipzig, particularly Südvorstadt, Connewitz and Plagwitz. These districts are particularly popular with students and young professionals, as they offer a good mix of urban life, cultural offerings and green retreats. There are also many bars, cafés and alternative cultural projects in these districts that appeal to the young target group in particular.
According to Schwarzat, the west of Leipzig in particular, especially Lindenau and neighboring Leutzsch, has also been on the rise in recent years. Rents here are still somewhat lower than in the aforementioned districts, which makes it attractive for young people looking for a compromise between proximity to the city center and affordable living space.
Challenges and opportunities
One of the biggest challenges on the shared flat market in Leipzig is the limited supply of living space. Although new housing projects are constantly emerging, supply is often scarce, especially in the mid-price segment. In addition, many students and young people are confronted with the problem that landlords are increasingly interested in long-term tenancies with financially secure tenants, which makes opportunities for students more difficult.
Nevertheless, Leipzig's shared flat market also offers opportunities. If you are flexible and willing to move to less central locations, you can still find a room comparatively cheaply. Neighborhoods such as Reudnitz or Volkmarsdorf, which used to be less of a focus, are becoming increasingly popular and offer potential flat-sharing residents an attractive alternative.
