DreiEins office and commercial building sold

About 6,300 square meters of office and commercial space being developed at Düsseldorf’s le flair

The HOCHTIEF Projektentwicklung and INTERBODEN Innovative Lebenswelten joint venture has sold the DreiEins office and commercial building at the le flair residential urban development in Düsseldorf to Cologne firm DERECO for a private placement for a Dutch Family Office. The purchase price was around EUR 15 million. Some 40 percent of the approximately 4,300 square meters of rental space in the office and restaurant building have already been let. Construction work at the DreiEins Building—located at the Franklin Bridge—is due for completion at the end of 2014.

DreiEins has been under construction since September 2013, forming the southern edge of the new le flair urban quarter between the Düsseldorf districts of Pempelfort and Derendorf. The office and commercial building will comprise three narrow, five to seven-story sections, decreasing in height the further away they are from the Franklin Bridge. Retail outlets and restaurants, and one of the two entrances are planned for the bridge level. The remaining floors are reserved for office use. Rental shops are available from 100 square meters. The second entrance, access to the underground parking garage for 78 cars, and delivery access will be via Marc-Chagall-Strasse. The Franklin Bridge and the lower Marc-Chagall-Strasse will be linked by a broad open-air stairway. The seven-story new building forms the southern entrance to le flair. The construction and operation of all buildings at le flair meet the requirements of resource conservation: DreiEins has already received Silver precertification from the German Sustainable Building Council (DGNB).
