More funds flowing into UK property from overseas, says economist
An economist who is also a senior partner at leading chartered surveyors Ibbett Mosely says the uncertainty in Europe and North America means an increasing amount of capital from overseas is flowing into London property and UK agricultural land.Dr Robert Wickham, Economist and Senior Partner for Ibbett Mosely, said: “The British economy offers some stability with the sensible austerity measures and a real understanding of the need to control public sector expenditure. As a result, capital flows into London property and UK agricultural land are remarkably high at the moment because the opportunities for good investments are limited and people are looking for safe havens for their money. There is uncertainty in so much of the world economy and inevitably at these times of uncertainty, gold and land increase in value.”
Ibbett Mosely expects investors from North America, especially the East Coast, who have an interest in history to bid for a rare six-acre site on green belt land near Sir Winston Churchill’s former home in Kent. The company has launched a digital marketing campaign, using Facebook, Twitter and LinkedIn which specifically targets potential American investors.
Planning consent, which is extremely hard to secure in the Home Counties’ green belt, has been granted on the land for a stunning oak-framed dwelling, subject to conditions, which has been designed by well-known architect Roderick James. The new house will be within a few hundred yards of historic Chartwell, the home of the late Sir Winston Churchill. The land will be auctioned on 19 October at Ibbett Mosely’s Sevenoaks auction rooms.
Dr Wickham added: “This is a rare one indeed and we think the best way is to place it in the open market. This is a real opportunity and would give a brilliant agricultural country retreat for somebody who wishes to live in an area so convenient to London, Gatwick, Heathrow and the City but redolent with British history.
“You can buy the property and think of Churchill passing by, driving down to historic Westerham and then up to the Commons during the critical years of the last war. The site looks out over delightful countryside and, in the Spring, it is carpeted by bluebells. There is also a spring fed stream and ponds. Not only this, there is also an independent dwelling on the site.”
Dr Wickham added that other factors such as the British culture, ease of travel, standard of construction, settled weather and legal aspects or purchasing property in the UK were also factors attracting American investors.
