Does Current Data Reveal that there is an Occupancy Rate Increase throughout the Country?

A shift in data recently has suggested that despite a few regional fluctuations that the country has shown increases in its office vacancy rate across the country.

One commercial property consultant has noted that the resilience by real estate brokers and their colleagues was down to their ability to successfully reinvent their policies and garnering interest from new companies.

Financial real estate advisor Morgan Cox said, "It is vital that nowadays brokers change the way they do business. If they didn't do this or advertise commercial properties in advantageous ways then they wouldn't get anywhere near as much interest in them."

He extrapolated that this could also be the reason why other areas still have unoccupied retail outlets and stores, as the right type of business has not been attracted in the real estate marketing campaign.

The country has experienced higher rates in the past, even approaching 30 percent, however, according new statistics the new average is just 12.4 percent. However, the sources that have determined these statistics have not been released.

That said, there have been key players moving out of various areas but as they have migrated within the same country their relocation has not changed the general statistics. The survey of statistics only affects relevant properties where the tenant isn't running the business any longer. In these terms, statistics are quite low.

Property consultant Steven Jones of Move Today, said, "Setting up a new office space during the unfavourable climate of last year was brave but that it boosted the overall occupancy rate. Yet for a lot of companies it proved to be an all-out success and meant that nationwide vacancy rates remained low."

This move was assessed to be a big risk and yet it seems to have borne fruit and now there are signs of growth in the economy across the country.

Mr Paul Jackson of ABC Finance has commented, "The country is liable to change and the market can act in ways we don't expect. Accordingly, leasing for example Jacksonville office space, has shown to be successful. Not only has it helped to stabilise the market but it has allowed us to benefit from the subsequent growth."

He added, "It is well-known that on our path to recovery we have struggled, but things are most definitely looking up as we are all concerned with ensuring maximum occupancy."

It has been suspected that the latest data for vacancy rates could show definite signs of improvement and the country may even indicate a renewed hope in the market. Due to this, many are anticipating an increase in the new companies starting up over the year.

Commercial property agent Michael Williams of Moving Steady has said that, "We have noted the trend that the retail and commercial sector has been surprisingly resilient during the recession. Things really couldn't have been any better considering the circumstances. It is now thought that we'll experience growth as businesses start to take control of the market again and new leases are signed."

But the final considerations are whether this is a lasting trend that can be relied upon to make long-term decisions. It is only when this question is answered that we will know whether companies can feel confident to invest their resources into the lease of new office space or boosting their human resources.
