EXPO REAL 2006: United Arab Emirates Presents Impressive Real Estate Projects

• Arabian Court at EXPO REAL 2006 for the first time
• Emirates is betting above all on real estate after the oil boom

The real estate sector plays a decisive role for the development of the U.A.E. The achievement of its ambitious goals – becoming the leading finance site between Tokyo and London as well as attracting numerous other service sectors (media, Internet, medicine and logistics) to the Persian Gulf – depends to a substantial degree on the success of numerous real estate projects. In addition to the three impressive artificial islands, “Palm”, “Palm 2” and “Palm 3”, the highest building in the world is to be constructed with the “Burj Dubai”. The newest spectacular project is “The World”; Dubai wants to reproduce the whole world in islands along its coast. Each of these planned 300 islands should stand for one country (such as Germany). Then exclusive villas with private yacht harbors will be built on these islands.
The 9th EXPO REAL, International Trade Fair for Commercial Real Estate, will provide insights into a few of these impressive projects 23 to 25 October 2007. For the first time, there will be a combined exhibit of developers from the United Arab Emirates and the Kingdom of Bahrain in the Arabian Court. The exhibitors include Dubai Properties, Better Homes and Sama Dubai as well as Bahrain Bay Development.

Especially Dubai has set lofty goals. This harbor city, which already welcomed six million tourists in 2005 (an increase of 16 percent compared to 2004), plans to have 15 million tourists by 2010. The main point of attraction will be “Dubailand”, which is currently being built on approx. 180 square kilometers and will provide numerous facilities for recreation, entertainment and shopping. There will be more than 34 high-rise buildings for offices and apartments as well as a spectacular theme park alone in the “City of Arabia” being constructed in the center of Dubailand.

The extremely fast rise of the economy in the U.A.E. with approx. 3.3 million inhabitants has long since been fueled by more than oil on the Persian Gulf. According to information from the Ministry of the Economy of the U.A.E., the gross domestic product grew at market prices by 17.7 percent to 379 billion dirhams (approx. 80 billion euros) in 2004 and by about 12 percent to an estimated 424 billion dirhams (approx. 90 billion euros) in 2005. The investment volume grew by 11 percent to 81 billion dirhams (approx. 17 billion euros) in 2004. No figures are available for 2005 yet. According to the figures of the Central Bank of the U.A.E., non-oil sectors contribute approximately 72 percent to the gross domestic product in the meantime. The brisk construction activity and the dimensions of the real estate projects in the Emirates are a sure indication that the real estate business plays a significant role there.
