New markets and new deals

With over one hundred panel discussions, the conference programme at EXPO REAL (23 to 25 October 2006) will be presenting an in-depth look at current trends and themes in the property market in Germany and around the world. Well known experts will be taking part various forums covering themes ranging from cross-border investment strategies and specialist property like airports to corporate real estate management.

The events in the EXPO REAL FORUM kick off on Monday, 23 October at 10.30 a.m., with a panel discussion on ‘One year after the elections – the investment market in Germany’. A recent study has revealed that in the first half-year of 2006 the German commercial property market (excluding non-performing loans and housing portfolios) attracted a great deal more capital than in the same period in 2005. The figure for these first six months was 19.67 billion euros. The proportion of investors from outside Germany has risen again, to 82 percent. Experts explain this high level of interest with the positive growth prospects for Germany. Rents in the office-property market in Germany are picking up, the labour market is gradually easing, and a more favourable climate for consumption is improving prospects for the retail trade. Added to this is the still comparatively high yield on rents in the commercial sector, as compared to the rest of Europe. This is combined with favourable financing costs. At EXPO REAL this whole subject will be discussed by a panel consisting of Arnold de Haan, Managing Director of Multi Development BV, Dr Eckart John von Freyend, Member of the Supervisory Board of IVG Immobilien AG and founding director of the Zentraler Immobilienausschuss, David Pascall, Managing Director of terrafirma , Dr. Klaus Trescher, Managing Director of TMW Pramerica Immobilien GmbH and John van Oost, Managing Partner of IXIS Capital Partners London.

The INVESTMENT & LOCATIONS FORUM (23 and 24 October) will be looking at international investment locations. Featured here are established markets like England and Scandinavia as well as new opportunities in Central and Eastern Europe, in countries with good growth prospects but also higher risk, e.g. Hungary, Bulgaria and Romania. The US is also using EXPO REAL as a market place to tempt investors over the Pond. At the American Afternoon on 23 October, at 5 p.m., real-estate experts from New York, Washington and Chicago will be presenting interesting new investment projects under the title of ‘Deals, Deals, Deals’.

The SPECIAL REAL ESTATE FORUM focuses on the large variety of property for special purposes. Experts from the hotel, office, retail, infrastructure and logistics segments will be giving insight into their specific areas. And in the HOSPITALITY INDUSTRY DIALOGUE on 23 October, starting at 3 p.m., experts from St Petersburg and Moscow will be presenting the growth market of Russia, in ‘From Russia with Love’.

Under the umbrella of PLANNING & PARTNERSHIPS FORUMS a range of projects and visions in facility management, architecture and urban development will be presented. The DIFA FORUM 2006, for example, takes ‘Changing European Cities’ as its theme. Urban planners like Hamburg´s Chief Buildings Officer, Professor Jörn Walter, and investors like Dr Frank Billand, Board Member of DIFA Deutsche Immobilien Fonds AG, will be discussing concepts, alliances and financing for projects that improve the quality of life in our cities.

The conference programme will be rounded off by a Facility Management Day (23 October 2006) and the Careers Day (25 October 2006).
