Real estate or ETFs? ( (C) Blumenauer (AI-generated))

ETFs offer flexibility and potential returns. Real estate encourages long-term thinking and can reduce housing costs in retirement. Why their limited tradability is actually an advantage.

Anyone looking to build wealth over the long term and plan for retirement often faces the question: Real estate or exchange-traded funds (ETFs)? Both investment forms have their advantages. While ETFs stand out for their broad risk diversification, low costs, and quick availability, real estate offers a frequently underestimated benefit: They encourage long-term thinking.

Real estate is considered a solid investment, but it has a perceived disadvantage: its limited liquidity. It cannot be sold quickly without incurring significant effort and costs. Yet this is precisely where an advantage lies. Those who purchase real estate typically think in terms of decades rather than months. Short-term market fluctuations play a secondary role in this context.

With ETFs, the situation is different. Their prices are available at any time, and shares can be sold on any trading day. While this flexibility is generally positive, it carries the risk of selling at an inopportune time due to uncertainty or short-term capital needs.

Real estate, when properly leased, offers a steady stream of income and the additional potential for long-term appreciation. For financed properties, wealth accumulation is further enhanced by loan principal repayment. Owner-occupied real estate is also particularly attractive. Mortgage interest payments can be lower than comparable rent. Although loan principal repayment is required, it simultaneously serves to build personal wealth. If the loan is fully repaid by the time you retire, the monthly rent or mortgage payment is eliminated. Only the ongoing management and maintenance costs remain. This can provide significant financial relief, especially in old age.

However, real estate is not without risks. In addition to maintenance costs and potential declines in value, location plays a particularly crucial role.

In the real estate industry, the old adage "location, location, location" is widely recognized. However, it is often misinterpreted. It is not exclusively first-class and expensive residential areas that promise sustainable value retention. Even modest locations can represent attractive long-term investments. The decisive factor is whether a location can maintain its economic significance and demand over the long term. After all, while buildings can be modernized and their uses changed, a property's location remains fixed.

"Anyone who thinks only of prime locations when it comes to real estate does not fully understand the principle of 'location, location, location,'" explains Harald Blumenauer, managing director of BLUMENAUER Immobilien in Bad Soden. "What matters is not the prestige of an address, but the location's long-term value stability. I also see a particular advantage for retirement planning in the fact that real estate encourages owners to think long-term. And anyone who lives in their own home debt-free in their later years has already secured a significant portion of their retirement savings."

ETFs and real estate therefore do not have to be mutually exclusive. Both can complement each other effectively within a balanced investment strategy. While ETFs offer liquidity and risk diversification, carefully selected real estate properties provide attractive ongoing income, the potential for appreciation, or the opportunity to live rent-free in retirement.

For successful retirement planning, therefore, it is not only the potential return that matters, but also the long-term security of one's living situation.

Sometimes it's actually an advantage when an investment can't be sold at the push of a button.

The market value of a property is not a simple calculation
Software, online valuations, and AI convey a level of accuracy that often does not exist when it comes to property values. After all, no two properties--or buyers--are alike. Online portals provide an estimated property value within seconds, professional software processes extensive datasets, and even appraisers now rely on powerful programs and valuation models. This is helpful--but it also carries a risk:…

Why the Concept of a Real Estate Bubble Misses the Mark
In the public debate about trends in residential and commercial real estate, the provocative term "real estate bubble" comes up with striking frequency. As soon as prices reach or remain at a high level for years on end, people are quick to warn of an impending collapse. From an economic perspective, however, this diagnosis falls fundamentally short. A true speculative bubble is characterized by the price of a property becoming…
