As-Is Home Buyer has published a free statistics page covering foreclosure activity in Memphis and the rest of Shelby County, Tennessee, at https://shelby.as-ishomebuyer.com/post/shelby-county-foreclosure-statistics and released the underlying numbers for anyone to reuse. The page separates two measures that local coverage often blends together. Substitute trustee appointments mark the start of a foreclosure, and trustee's deeds mark a completed sale at auction. The page carries quarterly totals from the second quarter of 2025 through June 30, 2026, monthly filing counts back to January 2025, and a breakdown of who bought the houses that went to auction. All of it is compiled from records filed with the Shelby County Register of Deeds.

The most recent quarter shows the sharpest drop in the series. Foreclosures started on 237 properties in the second quarter of 2026, down from 341 in the first quarter and 346 in the same quarter of 2025, a decline of about 31.5 percent from a year earlier and the lowest quarterly count anywhere in the data. Monthly filings track the same decline, at 83 in April, 73 in May and 81 in June, against a 2025 monthly average of about 107. Completed auction sales fell more slowly, from 140 in the first quarter to 124, a smaller decline than the drop in new filings, though the two counts describe different properties. Completions in any quarter come from filings made in earlier quarters, so the pair should never be read as a survival rate.

Ownership of the houses sold at auction shifted as well. Lenders and government entities kept 54 of the 124 properties, investor entities bought 50, and individual people bought 18, which at about 15 percent of the quarter's sales is the largest percentage share individual buyers have taken in the five quarters the page covers. The median recorded sale price at auction was $121,001 across the 107 deeds that stated a price, well under the roughly $210,000 to $215,000 range Redfin and Houzeo reported for Memphis residential sales generally in May 2026. Repeat buying stayed concentrated. Nine entities accounted for 27 of the 50 investor purchases in the quarter, and the busiest single entity took six.

The filings are not spread evenly across the map. In the second quarter of 2026 the ZIP codes with the most foreclosure starts were 38104 in Midtown and 38016 in Cordova, at nine each, followed by 38109, 38111, 38134 and 38017 at eight apiece, a mix of older city neighborhoods and outer suburban areas rather than the concentrated pattern many readers assume. Twelve trustee firms handled the substitute trustee work during the quarter, and the five busiest handled 104 of the 237 appointments between them. Separately, the Shelby County Trustee's published tax sale list held 2,490 parcels as of early July, of which 640 are scheduled for sale on October 27, 2026.
