Wellness Moves to the Centre of Satish Sanpal's Residential Strategy

That is changing.Across Dubai, developers are putting more thought into how buildings affect the way residents live day to day. Sanpal has described the company's focus as creating "wellness-driven, design-led spaces" intended to improve the way people live and feel. That idea runs through several of ANAX's current projects, though each expresses it differently.
From Amenity to Design Principle
The more interesting change is that wellness is no longer being treated simply as an added feature.
At ELLE Residences Dubai Islands, the concept is built around a wider lifestyle proposition. Published project details include private spa facilities, yoga areas, pools, landscaped spaces and social lounges, alongside a beachfront setting and large terraces.
That combination matters because wellness in residential property is increasingly about the overall environment rather than a single facility.
A well-designed home can contribute through daylight, ventilation, views, quiet spaces and access to outdoor areas. Shared spaces can encourage movement, social interaction or relaxation. The aim is to make wellbeing part of ordinary residential life rather than something residents have to schedule separately.
Evora Takes a More Everyday Approach
Evora Residences in Al Furjan shows the same philosophy in a different context.
The project is less about branded waterfront luxury and more about residential comfort. ANAX has positioned Evora around a calmer living environment, with smart-home features, balconies and community-focused amenities.
Sanpal has previously described the project as an attempt to combine "the energy of city life with the calm of a residential retreat."
That phrase gives a useful insight into the strategy.
Wellness does not always have to mean high-end spa facilities or elaborate leisure spaces. For many buyers, it can be much simpler: quieter surroundings, usable balconies, more comfortable layouts and a home that feels removed from the pace of the working day.
Why Buyers Are Paying More Attention
The timing of this shift is important.
Dubai's buyer base is becoming broader and more mature. People are not only purchasing for short-term investment. Many are choosing homes they intend to occupy for years, which changes what they value.
A buyer who plans to live in a property is more likely to notice how much natural light reaches the apartment, whether communal areas are pleasant to use and whether the building supports a healthy routine.
That creates a commercial reason for developers to think about wellness seriously.
A project that feels better to live in can be easier to differentiate from competing developments, especially in areas where buyers have a large number of options at similar price points.
Wellness Without Losing Sight of the Basics
There is a risk, however, that wellness becomes another marketing label.
A meditation room or branded spa does not automatically make a development healthier or more enjoyable to live in. The fundamentals still matter: good layouts, build quality, sensible circulation, privacy and maintenance.
That is where Sanpal's broader development philosophy becomes relevant.
ANAX has increasingly tried to connect design, lifestyle and resident experience rather than treating them as separate ideas. The success of that approach will ultimately depend on whether those concepts are visible in the finished buildings.
For Satish Sanpal, wellness appears to be less about following a trend and more about broadening the definition of what residential quality means.
