LAGERBOX is developing the former Hellweg property into a modern multi-use site

The former Hellweg property in Oberhausen is being repurposed. The LAGERBOX Group is developing the property into a modern multi-use site that combines self-storage, sports, health, recreation, and community. This will create a forward-looking concept across the entire site that sustainably revitalizes an existing large-scale property and repositions it for the long term.

LAGERBOX itself will occupy approximately 6,500 square meters of usable space. A modern self-storage facility is being built there, which will be utilized on two floors thanks to the addition of an extra level. In the future, the facility will cater to both private individuals and businesses in need of flexible and secure storage space.

The remaining approximately 5,000 square meters will be occupied by complementary usage concepts. A padel tennis operator is planned to move into approximately 3,000 square meters of indoor space and around 1,500 square meters of outdoor area. The sports concept will combine padel with other trending sports such as pickleball and 3x3 basketball. In addition, a nationally active operator in the health and wellness sector will implement a complementary offering across nearly 2,000 square meters.

Existing Property to Be Repurposed for the Long Term

With this project, LAGERBOX is focusing on the sustainable redevelopment of an existing commercial property. Instead of constructing a new building, an existing property will be comprehensively restructured and divided into several modern units. The planned mix of uses is intended to enhance the location and bring together a variety of offerings in one place.

The official building permit application for the new uses is scheduled to be submitted as early as July. The goal is to begin renovation work shortly and quickly put the property to a new, long-term use.

According to the company, the concept serves as a model. Plans are already in place to expand it to other former Hellweg locations in different cities, which are also currently being developed by LAGERBOX.
