Before proceeds reach the heirs, the executor must settle outstanding debts, including mortgages, liens, property taxes, and sale-related expenses. "Heirs sometimes expect distributions much sooner than the process actually allows," Sishodia advises. "Setting realistic expectations early helps avoid frustration and conflict during what is already a difficult time."

When heirs disagree on whether to retain or sell the property, a well-supported appraisal often becomes the foundation for productive negotiation.
