Home loan rates in Cambodia have fallen sharply over the past five years. The lowest currently in the market is Maybank (Cambodia) at 5.50% for the first year, with Campu Bank at 5.75% and Woori Bank Cambodia at 5.80%.

That layered pricing is exactly where buyers get stuck. Until now it has been hard for a buyer sitting across the table from a bank, or comparing two boreys, to quickly work out which offer is genuinely better for their specific situation, because a low promo rate that jumps after the intro period can end up costing more than a slightly higher flat rate. Most bank calculators only compute a single fixed rate, so they simply can't model the deal a buyer is actually being offered.

"Rates coming down is great news for buyers, but it's made the decision harder, not easier," said Sirivudh Sarin, Co-Founder and CMO of PropertyHub. What the calculator does

Users enter the property price, choose a down payment percentage, select a loan term (commonly 15, 20, or 25 years), and pick an interest rate from presets or a custom figure. As a worked example, a US$250,000 property with 30% down (US$75,000) at 6.5% over 20 years produces an estimated monthly payment of about US$1,305, with roughly US$138,141 in total interest over the life of the loan.

Built for the Cambodian market
Both tools reflect conditions specific to Cambodia. Loans are denominated in USD, and down payments run higher than in Western markets, with most banks requiring 20% to 30%. The Cambodia mortgage rate directory also flags the costs beyond the headline rate that can swing the total by thousands of dollars: processing fees (typically 0.5% to 1.0%), valuation fees, the 4% property transfer tax, legal fees, compulsory fire and life insurance, early repayment penalties, and developer-partnered rates that can sit 0.5% to 1.5% below standard retail rates.
