RESITA, Romania, April 28, 2026 - In October 2024, a municipal official in a small Romanian city called Resita asked a simple question: the grid upgrade was coming, the land was available, and nobody had done the work to bring it together into something a data center developer could actually use. Who was going to do that?
Eighteen months later, the answer is documented, permitted, and ready for a partner.
Resita Data Infrastructure SRL has spent that time building the foundation that most data center developers skip or outsource: the origination work. The company signed a Strategic Partnership Agreement with the Municipality of Resita in March 2026, obtained the Urbanism Certificate for the site in April 2026, and registered as a legal entity - CUI 54450187 - the same month. The site is listed on Baxtel under the code RES1 and on DatacenterMap, two of the sector's primary reference directories.
The site itself sits at Calea Caransebeșului Km 7.5, inside the Valle Terovei Industrial Zone in western Romania. The project footprint is approximately 3 hectares within a 31-hectare municipal private-domain perimeter. What makes it unusual is the grid.
The Transelectrica 400 kV substation adjacent to the site has an installed capacity of 650 MVA. That substation was upgraded and partially commissioned in late 2024 - not because of this project, but because of Romania's broader energy infrastructure program. Three 400 kV transmission corridors converge at the Resita node: the Porțile de Fier-Resita line (117 km, operational since April 2024), the Resita-Pančevo line connecting Romania to Serbia (131 km, both circuits operational since January 2025), and the Resita-Timișoara corridor, currently under construction by Electromontaj SA with a RON 309.5 million contract and an expected completion date of 2027-2028. The Resita node also carries four European Project of Common Interest (EU PCI) designations under the ENTSO-E Ten-Year Network Development Plan, reference P144. None of that was created for this project. It was already there.
Connectable load - the figure that actually matters for a data center developer - will be formally determined by the ATR grid study required under ANRE Order 59/2013. Based on the installed capacity and the node configuration, the range is estimated at 50 to 200 MW. That study is the first technical step a development partner would initiate.
In December 2025, PPC Romania acquired 9.9 hectares adjacent to the same perimeter for a 100 MW solar-plus-storage project. That acquisition happened independently, and it confirmed what the grid data already suggested: the Resita node has real capacity, and developers with access to proper due diligence are finding it.
The zoning (PUZ) and construction authorization (AC) permit process is at 98% completion. Land allocation is subject to public tender under Romanian administrative law, including an independent ANEVAR valuation and a qualified-majority Local Council vote. Land price is approximately €10 per square meter plus VAT, pending the ANEVAR evaluation scheduled for July 2026. The participation guarantee for the tender is estimated at approximately €35,000.
Resita Data Infrastructure SRL is not a developer. It is a site origination company. Its role has been to assemble the documentation, secure the municipal partnership, and create the conditions under which a developer or infrastructure fund can step in at milestone one - not month minus eighteen. The company is now seeking a qualified counterparty: a data center developer, operator, or infrastructure fund prepared to lead the ATR study and advance to land acquisition and construction.
