Abu Dhabi Buyers Turn to Bank Financing for Final Payment Settlement as Cash Deals Wane
With final payment financing and mortgages, property owners and buyers rethink their liquidity strategies in Abu Dhabi.Abu Dhabi, UAE: Buyers in Abu Dhabi have shifted from making full cash settlements to resorting to financing through banks, especially when it comes to final payment settlement on ready and handover properties like Al Reeman Living, Yas Golf Collection, and Bloom Living.
This phenomenon stands out in a context where several projects will soon be in the handover stage in 2026.
As revealed by Prime Rate Hub(https://primeratehub.com/), the phenomenon of buyers opting not to settle final payments is caused by escalating property prices and an inclination toward preserving liquidity rather than paying large sums of money.
"We have witnessed a definite shift in buyer's behavior towards buying property," explained Yamen Mustafa. He also added, "Most of them choose to finance the final payment rather than settling that in cash. It will help them complete the deal while leaving their money for other investments."
In terms of mortgage financing for property in the UAE(https://primeratehub.com/mortgage-solutions/investment-property-financing/), it is worth noting that citizens are able to finance up to 80 percent of the price of property valued below AED 5 million, while for non-UAE residents it varies between 60% to 65%.
In parallel, property owners are also exploring equity release strategies, using existing or fully paid properties to unlock cash without selling their assets.
"Equity release is becoming part of the conversation," Mustafa added. "Clients who already own properties even fully paid are using bank financing to access liquidity for reinvestment, new property purchases, or financial restructuring."
