The 4,650-square-foot property is positioned on an outparcel to a Walmart-anchored shopping center, benefiting from a steady flow of customer traffic. It is located at the signalized intersection of Harlan Street and West 44th Avenue (27,000 VPD combined) and is in close proximity to Interstate 70 (102,000 VPD) and Interstate 76 (89,000 VPD).
