The Boulder Group Arranges Sale of Net Leased Dutch Bros Coffee property in the San Antonio MSA
The Boulder Group, a net leased investment brokerage firm, completed the sale of a single tenant Dutch Bros Coffee located at 2633 Nacogdoches Road in San Antonio, Texas for $2,186,915.
The newly constructed property features a double drive-thru and an absolute NNN lease, offering investors zero landlord responsibilities. Positioned just off the I-410 Freeway with plus-minus 210,187 vehicles per day, the property enjoys prime visibility and access. It is located less than two miles from San Antonio International Airport. In addition, the site is situated near MacArthur High School, which enrolls 2,122 students and adds to its strong customer base. The surrounding area produces an average household income of $98,000 within three miles.
Randy Blankstein and Jimmy Goodman of The Boulder Group represented both sides in the transaction. The seller is a Dutch Bros developer, and the buyer is a New York-based individual in a 1031 exchange.
Dutch Bros Coffee was started in 1992 by brothers Dane & Travis Boersma and based out of Grants Pass, Oregon. Today, they have more than 835 locations in 17 states and employee 22,000+ people and show no signs of stopping. Dutch Bros is now publicly traded on the New York Stock Exchange as "BROS".
