HERTZ INVESTMENT GROUP LEASES MORE THAN 90,000 SF OF CLASS-A OFFICE SPACE IN BROOKHOLLOW I AND II IN CENTRAL HOUSTON

HOUSTON, Texas — December 13, 2021 — Hertz Investment Group has inked approximately 90,000 square feet of new leasing activity for 2021 and is in lease negotiations with another 11,000 square foot new tenant in Brookhollow Central towers I and II, a class-A office complex located in the business hub of Houston. These transactions signal increasing optimism for Houston's office market, which has been hard hit by the pandemic and upturn in oil prices.

"Houston is a national leader in population and economic growth, and companies are looking to locate into the city," chairman Zev Hertz said. "This volume of leasing activity signals a strong desire to return to an office type environment and given Brookhollow Central ‘s location -- between the city's ever-expanding business district and the nearby highly-desirable residential neighborhoods -- it is an ideal spot for companies as they reinvent what their office today will look like.”

The largest new tenant is Christus Health, a nonprofit operator of healthcare facilities, which now occupies more than 21,000 square feet. Christus signed on in November, and will relocate its Houston administrative office from its long-time home at 2707 N. Loop Freeway, to Brookhollow Central II at 2900 North Loop West in the second quarter of 2022.

Other new companies that now call Brookhollow home include Bowen Miclette & Britt Insurance Company, IntegraNet Physician Resource Inc., The Heights Insurance Services, IPFS, and McGrath & Co.

Located between two of the areas most traveled freeways and minutes from the Galleria, the property remains standing 12 and 14 stories high on the desirable West Loop neighborhood, located in the heart of Houston. Having undergone a recent $14 million renovation, the buildings boast redesigned lobbies, common areas, restroom and building systems.

The complex totals approximately 800,000 square feet on 10 acres at Loop 610 and U.S. 290 in northwest Houston, a few miles from the Galleria. The complex also has a conference facility, fitness center and parking for more than 3,000 cars.

Leasing tenants come from a variety of different sectors including insurance, accounting and financial consulting firms.
