This vision was achieved by introducing a modern, innovative OpenAire roof design that is sure to be one of the hottest building features in New York City.
OpenAire, the world’s leading designer, manufacturer and installer of custom retractable roof enclosures and operable skylights, created an awe-inspiring, custom solution for the Lehman Mansion roof-top. The 23’/7m by 16’/4.9m retractable roof is controlled by heat and rain sensors that allow the roof to open or close automatically to optimize climate control, achieving an outdoor experience on the roof-top of a truly exquisite building.
The retractable roof enclosure satisfied a 1938 code for existing structures by providing the Lehman Mansion with the Floor Area Ratio (FAR) solution made possible by the roof enclosure opening more than 50%. Therefore, the retractable/operable roof enclosure is considered temporary and does not count as a covered space.
