How a Strata Company used outsourcing to become the first company to be 100% compliant with Child Window Safety laws in NSW.

APT Business Services today share a secret to success for staying adaptable in a very competitive market.
If you work in the strata management industry, you know that your work is impacted by more than just Owners Corporation/Body Corporate legislation. Daily operations and procedures are impacted by the insurance industry, financial industry, building and construction industry, development industry, WH&S, facilities management, utilities industry.... I think you get the point.
Strata firms are then faced with having to be both strict and compliant, while also being "innovative" and "adaptable". With many national firms having to adhere to the different legislation across each Australian state, it is safe to say it is a challenging industry to be in.
In 2016, the New South Wales government implemented window safety device requirements among all strata properties due to several cases that resulted in children falling from windows in strata properties in Australia.
The new legislation requires all buildings in New South Wales to be fitted with devices that lock the window opening at 12.5cm or less. The legislation only applies to buildings that are two meters or above from the ground.
Due to the change in legislation being time bound, industry players were under immense pressure.
One of the leading industry players in New South Wales utilised their outsourcing company, APT Business Services, to ensure they were compliant.
By offloading a significant amount of the extra work onto their outsourcing provider, the strata company were able to accept and implement the necessary changes as per the window safety device requirements from 2016.
APT Business Services became an extremely valuable resource to execute an efficient process for ensuring compliance across all buildings. By having made the strategic decision to outsource long before 2016, the company then had a low cost, efficient resource to prepare reports, sending circulars to 30,000+ residents in particular schemes and record management for quotations.
This process was conducted between the Strata and outsourcing company over a 12-month period in 2016. By the end of the process, the strata schemes managed by the strata company were compliant with the window safety device requirements and were ahead of all other Owners Corporation managers in the state.
Other recent industry changes have seen the likes of cladding and defects (in response to Opal and Mascot) creating mountains of extra work for strata firms.
By utilizing an outsourcing company, it removed the need for the client facing staff to complete the above, made the process flow smoothly as they had the time and capacity to be communicating effectively with the committees in order to implement the changes.
Notably, this company became the first to be 100% compliant with the Child Window Safety Law in New South Wales and continues to stay competitive and at the top of their industry in the NSW market.
