Will Metro in Nagpur affect the Real Estate Demand?

According to the Global Economic Research Report, “Nagpur is at the fifth spot in the list of the fastest growing cities in the world between 2019-2035.” (Source: Business World) Along with Mumbai and Pune, it is emerging as the most sought-after cities in Maharashtra. The Nagpur Metro

The rapid transit project started in June 2015 is developing across the city in two phases.

Phase 1: The first one covers the north-south corridor and the second one the east-west corridor. These two corridors connect the four corners of Nagpur. It wraps around 41.700 km long stretch covering 40 stations and two depot stations. The north-south corridor will operate from Automotive Square to Metro City, and the east-west one will run from Prajapati Nagar to Lokmanya Tilak. Even feeder services have been included for better accessibility.

Phase 2: The second phase got approved earlier in 2019 by the Maharashtra government and will not only improve the connectivity within Nagpur city but even the remote parts. In the second phase, the metro will be getting developed in five stretches with 35 stops, covering 48.3 km and will get built in four years. The portions that will get developed include MIHAN-Butibori, Lokmanya Nagar-Hingna, Automotive Square-Kanhan and Prajapati Nagar-Transport Nagar.

In March 2019, PM Narendra Modi inaugurated yet another stretch of Phase 1 on the north-south corridor. It comprises of five stations from Khapri to Sitabuldi. The construction of the other sections is also underway and will soon be open for the public.

Impact on the real estate

With the Metro Rail project connecting the different parts of the city, it is significantly expanding the real estate horizon. Developers can explore new pockets and construct beautiful and spacious homes in one of the greenest cities of the country.
