Many in the Austin TX area aren't aware of what's going on just west of town between Lakeway and the Y. at Oak Hill. Big things are happening on the SW. Side of Hwy. 71 very close to the Hill country Galleria.

There's a new development under way called Rocky Creek Austin. It is Austin's #1 new-home neighborhood.

There have been 47 sales already in Rocky Creek Austin which has only been open for business since the beginning of this year.

A little bit of the back story about Rocky Creek. It's been in the making for a few years now but ran into some foreclosure trouble before Ross Perot rode in to save the day and buy the development on August 31, 2010.

Since Ross Perot came in the development has been very rapid. Starting in 2011 there were homes being built and the model homes were ready to go.

Drees homes and Highland homes are the 2 builders that are developing out the area. The homes range from the low 300s up to just below $600,000 range.

It offers spectacular panoramic views and is something Austinites are flocking to as evidenced by the fact that in only 4 months of being open already 47 homes in the development had been sold. A little over 400 are planned for the development before it is finished out.

It's certainly hot right now which is encouraging for people because it's perceived to still be a very down real estate market nationwide. But Austin didn't see the big build up and so the real estate market in Austin has been hot especially in the under $200,000 market and the rental market.

Rocky Creek Austin has bucked the trend because it is mid range to upper priced homes that are still selling very quickly.

The 1 downside some residents have mentioned is AT&T still hasn't gotten the Internet set up out there. It's possible to get satellite Internet but the service can be spotty and sometimes the speeds slow.

With houses being erected in between 30 and 60 days from the time the ground is broken on construction and begun a new home started today should have Internet out there by the time they're completed. At least AT&T assurers residents they're working on getting it done fast.

They say real estate is all about location, location, location. That being the case, Rocky Creek Austin offers easy access to the Hill country Galleria shopping area, Lakeway, Lake Travis ISD school system, and is only a 20 minute country drive from downtown.
