First thing to note is that a home warranty is not the same as insurance coverage.

A home warranty is a home service contract that will cover the repair or replacement of various systems and appliances in your home. If an appliance breaks or if you have a plumbing issue, you call the home warranty company and the company will send out one of its contracted home service providers to evaluate and fix the problem. If it is a covered appliance damaged from normal wear and tear, the home warranty company will pay the repair or replacement of the item.

What Does a Home Warranty Cover?

Home warranty programs generally cover electrical, plumbing, HVAC systems and home appliances. Common home appliances that would be covered include the washer, dryer, oven, stove, and garbage disposal. You can sometimes purchase additional coverage for other parts of your home, such as your swimming pool. You will want to check the options and contract for each agency before deciding which company and plan will be best for you.

One of the pros for purchasing a home warranty is that you can do this at any time, no matter the age of your home. So, if your home is older and you think that something like your HVAC system might need replacing soon, it would be a great investment to purchase the warranty since that wouldn’t be covered under your home owners insurance policy.

One of the cons with a home warranty is that it will not cover items that have not been properly maintained. What is considered proper maintenance can be a significant gray area and is the source of many disagreements between home warranty companies and warranty holders.

The bottom line, a home warranty is not a perfect solution to the risks homeowners face. Before purchasing one, read the fine print in the home warranty contract and carefully consider whether the warranty is likely to pay off.
