If needed, further studies are recommended where recognized environmental conditions are found. EPA assessments occur in two phases: phase 1 is used as the primary tool in assessing environmental conditions which may impact value and lender risk, and phase 2 provides an in-depth analysis which may include groundwater and soil sampling.
