October 21, 2008 - Celebration, Florida - Anticipating the approaching rebound in the residential real estate market, CBD Real Estate Investment LLC, the Celebration Florida based real estate investment, development and consulting company has been actively looking to acquire residential development opportunities in Central and Southwest Florida. Recognizing that Florida will remain the most desired state for the relocation of families and businesses from across the country and abroad, CBD envisions Florida as becoming an even more preferred real estate market during the next five years.

Since the early 1950’s, Florida has been an attractive retirement destination for many northerners and Midwestern transplants. History dictates that these residents were drawn to the warm weather climate for the sun, sand, entertainment, low crime, affordable housing and energy prices, low property taxes and overall low cost of living. However, today’s economic challenges promise to make Florida and even more attractive destination in the years to come.

Says David Waronker, President of CBD, “For the past twenty years, Florida has seen home grown growth, with families finally raising their children and grandchildren in the State. The growth was mostly external. Today, the growth is not only from the across the USA, Europe and South America, it is internal through the growth of families. The lateral phenomenon of growth was not anticipated but will lead to an unprecedented demand for single family housing for years to come.” Waronker continues, “Once Americans see their winter home heating bills, rising tax bills, and overall rise in the cost of living, the migration to Florida will escalate to heights never seen. When this winter fuel bill arrives and it is twice what it was last year, the need to move to Florida will be exceeded by the desire.”

Waronker feels Florida, already an attractive relocation destination, will be even more desirable by those who now require a move in order to be able to afford the rising cost of living. Waronker sees the metropolitan suburbs around Tampa, Orlando, Jacksonville, and the State capital of Tallahassee as the first markets to rebound from the housing slump, and, CBD is focusing its efforts to acquire large tract developments in these particular markets. Waronker has been negotiating with local and regional banks to purchase their mortgage backed real estate development loans in these particular market places for communities he hopes to bring to market in 2010-2015. “Quality, affordable single family housing will lead the recovery. No longer will people overpay for traditional tract housing. People will no longer be duped by fancy brochures and attractive teaser rate financing, touting planned communities in isolated locations. Suburbia, especially areas within a 30 minute commute to the urban areas, will be the first to rebound. People want shelter they can afford and will never forget the financial crisis’s of today” warns Waronker.

CBD currently has closed title to twelve residential properties in Osceola, Polk, and Pasco Counties, and is in active negotiations with another ten properties. CBD looks to bring over 12,000 affordable home sites to market by 2012. “Everyone is feeling the financial pressures of the current real estate market, but we can all take comfort knowing that we are in this crisis together and will emerge from the crisis together, hopefully wiser, but definitely appreciating the value of the American dollar like never before”, concludes Waronker.
