Schulthei? Projektentwicklung AG: Strategic growth phase from 2026

Schulthei? Projektentwicklung AG has successfully completed its consolidation phase and is strategically realigning itself from 2026. With a clearly structured multi-pillar model, the company is planning a significant expansion of its commercial activities and is aiming for annual sales of EUR 150 to 250 million.

The core component of the growth strategy is the construction of high-quality condominiums for individual sale. In future, 200 to 250 residential units per year are to be realized in this segment for owner-occupiers and investors. In addition, the company will build a further 200 to 250 residential units per year as part of large-scale projects, which will be placed either via institutional fund structures or alternative marketing models.

A key milestone is the cooperation agreement concluded with HANSAINVEST. The operational launch of fund activities is planned for spring 2026. This is planned:

? A regional fund with an initial volume of around EUR 100 million,
? a BayernFonds with an initial volume of around EUR 300 million and
? a social fund for the new construction of high-quality care properties with long-term, creditworthy operators.

At the same time, Schulthei? Projektentwicklung AG is systematically building up its own residential portfolio for letting. The aim is to initially have a portfolio of around 500 residential units, with 100 to 150 new residential units being created or acquired each year. This area serves the long-term stabilization of cash flows and sustainable capital formation.

The company's many years of experience in the development of properties for local authorities, starting in Franconia and increasingly throughout Bavaria, will remain a mainstay, ensuring a reliable and stable project pipeline in the future.

The Group places particular emphasis on digitalization, standardization and artificial intelligence. Planning, management and construction processes are being further automated via the subsidiary Schulthei? Software GmbH and newly established AI expertise. The aim is to construct properties significantly more cost-effectively while maintaining the same high quality.

Another innovation component is a standardized special residential development with 24 residential units on four floors, which is suitable for both subsidized and privately financed residential construction. High repeatability and reduced engineering services result in a particularly economical and high-quality construction product.

With this strategic realignment, Schulthei? Projektentwicklung AG is positioning itself as a scalable, technologically leading project developer that addresses institutional investors, local authorities and private buyers alike and benefits sustainably from the increasing demand for housing.
