The Boulder Group, a net leased investment brokerage firm completed the sale of a single tenant 7-Eleven convenience store located at 2395 County Road 470 in Sumterville, Florida for $12,400,000.
The recently constructed 7-Eleven property is located at a rapidly growing community in Sumter County adjacent to The Villages, the fastest-growing MSA in the nation. The property is situated at the southwest corner of Highway 301 and County Road 470 with direct access to Interstate 75, benefiting from strong visibility and traffic flow. The site includes diesel lanes designed to capture heavy truck traffic from Interstate 75 and Highway 301. The surrounding area continues to experience significant residential and commercial expansion driven by national and regional developers.

Jimmy Goodman and John Feeney of The Boulder Group represented the buyer in the transaction. The seller was a Florida-based developer, and the buyer was a Midwest-based investor.

The 7-Eleven is positioned on 3.95 acres and is leased on an absolute triple-net basis with a 15-year base term featuring 10% rental increases every five years, including during the four 5-year option periods. 7-Eleven is an investment-grade tenant with an 'A' credit rating from Standard & Poor's and operates more than 85,000 locations across 20 countries.
