Veranda Dellbrook draws inspiration from a concept developed by KTGY's Research + Development Studio, known as "The Patch [https://ktgy.com/Work/the-patch/]," which anticipated the rising demand from renters seeking to move from traditional stacked apartments to detached homes. By thoughtfully adapting this concept, KTGY's designers and Empire Homes created a cottage-style community that blends the privacy of single-family living with the convenience of a professionally managed, highly amenitized neighborhood. The site design features internal paseos and walkways that connect each home to amenity spaces throughout the community, fostering an environment that emphasizes active mobility.

The community's design was guided by a core objective: to create residences that balance operational advantages with a high-quality living experience. KTGY's solution was a central, repeatable floor plan module of 634 square feet that includes one bedroom, one bathroom, a kitchen, and a living space that opens to a private side yard. This "core" plan ensures consistency across home types, streamlining construction while preserving the comfort, privacy and connection to outdoor space that today's renters value.
