Hanley Investment Group Arranges Sale of Two-Tenant U.S. Bank

ROCKLIN, Calif. - Hanley Investment Group Real Estate Advisors, a nationally recognized real estate brokerage and advisory firm specializing in retail property sales, announced today that the firm arranged the sale of a two-tenant pad building occupied by U.S. Bank with a drive-thru and Animal Urgent Care at Sunset Station in Rocklin, California. The property, which is located adjacent to a grocery-anchored shopping center, sold for $3.8 million.

Hanley Investment Group's Executive Vice President Eric Wohl and Associate CJ Kiehler represented the seller, a local private developer based in Sacramento. The buyer, a private investor, was represented by Avi Narang of BRC Advisors Real Estate Investment Services in Los Angeles.

Located adjacent to a Bel-Air-anchored shopping center, the 6,122-square-foot pad building occupied by U.S. Bank and Animal Urgent Care was constructed in 2022 on 1.03 acres. The property is situated at 2303 Sunset Boulevard in Rocklin at the signalized corner of Sunset Boulevard and Pebble Creek Drive, which has a combined traffic flow of 25,500 cars per day.

The property features long-term triple-net (NNN) leases with both tenants.

U.S. Bank

The drive-thru equipped U.S. Bank is a new relocation site within an established market, and is reported to have deposits of $180.29 million, ranking second among U.S. Bank branches in Placer County (2 out of 11) and fourth in the broader Sacramento Metropolitan Statistical Area (4 out of 36).

According to Wohl, "Banks, particularly those with drive-thru capabilities, are considered resilient investments due to their provision of essential services, strong corporate backing, and typically long-term, corporate-guaranteed leases, offering investors reliable income streams."

Animal Urgent Care of Rocklin

Animal Urgent Care of Rocklin is staffed by established emergency veterinarians with over 25 years of combined experience in the trade area.

It is shadow-anchored by the Bel-Air (Raley's) Grocery Center, which includes other businesses, like Taco Bell and Concentra Urgent Care. Nearby national and credit tenants further enhance the trade area, including Safeway, Costco, Target, The Home Depot, Winco Foods, Chipotle Mexican Grill, and more, reported Wohl.

The surrounding trade area features affluent demographics, with an average household income exceeding $160,000 within a three-mile radius, and average home values in excess of $740,000 in a five-mile trade area. Rocklin has been recognized as one of the top 50 best places to live in America and has experienced excellent population growth of more than 20% within a three-mile radius between 2010 and 2020.
