CrownPoint Partners Facilitates $4.5 Million Sale

CAPE CORAL, Fla. - CrownPoint Partners, a national real estate brokerage and advisory firm specializing in net lease investments and sale-leaseback advisory services, announced today the $4.5 million acquisition of Merchants Plaza, a fully leased neighborhood shopping center in Cape Coral, Fla.

Managing Partners and Co-Founders Julius Swolsky and Shannon Bona of CrownPoint Partners represented the buyer, a private Midwest-based real estate investment firm. Matthews Real Estate Investment Services represented the seller, a local private investor.

Originally listed at $4.9 million, CrownPoint Partners negotiated a final sale price of $4.5 million - 91% of the list price - by conveying the buyer's strength, commitment, and ability to close, according to Bona.

Located at 155-159 Hancock Bridge Parkway, Merchants Plaza spans 15,098 square feet on a 1.2-acre parcel and is 100% occupied by seven tenants, including Tires Plus (Bridgestone Tires), PI Pizza, Tobacco Shop, Lee Nails, Floral Designs, Palm Tree Massage, and Cape Palace Arcade. The center benefits from its strategic position at the intersection of Pine Island Road, Santa Barbara Boulevard, and Hancock Bridge Parkway - three of Cape Coral's busiest thoroughfares - and is surrounded by neighboring retail centers and national brands such as Publix, McDonald's, Walgreens, Sam's Club, and multiple financial institutions.

According to a January 2024 report by the Cape Coral Economic Development Office, commercial construction permits rose 58% year-over-year - the highest valuation on record - with Pine Island Road identified as one of the city's most active retail corridors. Merchants Plaza's location and tenant mix align with the region's continued expansion and demand for stabilized retail assets.
