Key Trends

1. Affordable Public Housing Push

Transaction volumes rose 8%, prompting tighter loan-to-value limits and reduced borrowing caps-efforts aimed at cooling speculation, especially as political elections loom. Despite measures, public housing remains under intense demand, validating its role as a core market pillar.

2. Premium Public Housing-"Million-Dollar" Flats

Despite affordability efforts, luxury resale flats priced over S$1 million continue setting records. In Q3 2024 alone, 328 units sold for over S$1 million each-surpassing 2023's full-year total-and representing 4% of all resale transactions. A prime unit even fetched S$1.73 million, underscoring the power of scarcity and location.

3. Rising Industrial & Logistics Demand

The industrial and logistics segment is expanding rapidly. As regional trade and e-commerce volumes grow, demand has surged for warehousing, cold storage, and light industrial spaces-particularly outside the city core. While not always front and centre online, this segment consistently drives long-term rental income under REITs and private investment portfolios.
