Sunnyvale, Calif. – Thanks to rising sales, low inventory, increasing demand and low interest rates, the national housing market is slowly recovering, with parts of California showing noticeable strength. California recently reached a five-year high in sales, selling more than 37,000 new and existing homes in April, according to the Meyers Report. At the forefront of this momentum is Fusion in Sunnyvale, which the Meyers Report recently named the fastest selling new home project in California. Fusion, built by O’Brien Homes of Foster City, California, is a 228-unit eco-friendly townhome community serving Silicon Valley’s thriving tech industry.

Located in the heart of the rebounding Silicon Valley real estate market, Fusion is averaging 16.8 sales each month. Fusion tops the Northern California fastest selling new home communities list, outselling both Northern and Southern California communities by a considerable margin. Since opening the model homes in June of 2011, Fusion has 168 sales to date and continues to sell out with each sales release.

“The sales at Fusion started out quite strong since young buyers in the area were looking for good value and tired of renting. Young people today want to buy their first home close to work and many recognized Fusion as a smart investment. We designed the community with the buyers in mind and with the amenities that are important to them,” commented Dennis O’Brien of O’Brien Homes. Fusion has a fitness center, Wi-Fi lounge, 12-seat theater, outdoor fire pit and gathering area, putting green and playground. “People really respond positively to the fact that there is so much to do here right in their community. As the market has heated up, the demand for the homes has increased, and in recent months we have experienced very large turnouts for our sales releases.”

Fusion’s success comes at a time when today’s buyers are younger and more tech-savvy, particularly in the Silicon Valley region, where social media and tech giants such as Facebook, LinkedIn and Google have corporate offices. Due to expanding employment opportunities, demand for housing in the area is also growing at a rapid rate, along with increased rental rates. The Meyers Report published that “nearly 7,700 new and existing homes and condominiums sold in the nine-county Bay region in March,” marking a 9% increase from March 2011 and a 20% share of homes sold in California during March of this year. BrokerMetrics also reported that the technology-centered area saw a 57% decrease in inventory homes in the first quarter of 2012, demonstrating just how robust housing demand in the area has become. According to Fusion sales manager Jerry Dornseif, “Since we opened last summer, we have seen the market momentum building. People in this market have excellent jobs at solid companies. It makes sense that they want to purchase their first home while rates and prices are still so attractive.”

As the tech industry continues to swell, a larger number of young renters are finding that they can afford to buy, and many are turning to the Internet in search of new homes that not only offer desirable pricing but also provide attractive features and the best value. With a heavy social media presence and online accessibility, it’s no surprise that a significant percentage of Fusion’s buyers are under the age of 35 and found Fusion online.

In addition to attracting many young homebuyers, Fusion’s efforts to provide desirable and affordable new homes have landed the community substantial industry recognition. It was just announced that Fusion will be awarded the Gold Nugget Award of Merit for a Multi-Family Housing Project of 15 to 30 dwelling units per acre at the Pacific Coast Builders Conference later this month. Earlier this year, Fusion received a Silver Best in American Living Award (BALA) in the category of Multifamily Housing up to 5 Stories at National Association of Home Builders’ (NAHB) 2012 International Builders’ Show (IBS) in Orlando, Florida. At the 2012 Marketing And Merchandising Excellence (MAME) Awards presented by the Bay Area Building Industry Association in May, Fusion took home the coveted Community of the Year award as well as several others, including Best Website, Best Electronic Media/Social Marketing, Best Architectural Design for Plan Seven and Area Sales Manager of the Year, Jerry Dornseif.
