Patricia Iacone, president of Advanced Contracting Inc., in Round Hill, Va., has loved horses since she was 7. I would sit on other people’s farms staring at their horses, dreaming about the day that I could have a horse of my own, she says. That day has come for Iacone, who now cares for four horses, two miniature donkeys and two cats on a 6-acre lot. She and her husband, co-owners of Advanced Contracting, combined their skills—his in design and building and hers in equestrianism—to build a barn, arena, paddock, home and a pond on their property. Little did they realize, their efforts would soon turn into a new niche market concentrated on equestrian services for their design/build remodeling company. Iacone’s company began in 1987 as a carpentry company that also was a certified PellaWindows installer. Over time, the projects grew larger and
demanded design services. In 2001, Advanced Contracting became a design/build company and,
that same year, joined NARI.

The typical acreage here is 5- to 10-acre properties, which is small when you’re talking about keeping large animals, Iacone explains. This smaller acreage requires full utilization of the space
to work efficiently. Iacone’s equestrian division helps her clients utilize space by providing lot planning and development services. We research the land by tracking the wind, sun, water drainage and soil to perfectly position the home, barn, paddocks and arenas on the land, she says. She even provides clients with ongoing pasture management services. Pasture management is necessary in order to keep your pastures healthy— especially in cases where you have large animals; pastures can quickly turn into mud pits. Pasture management usually requires four
annual visits to weed, air raid, seed or fertilize the pastures. She also separates the paddocks and rotates them every so often, so the animals don’t tear up one area.

We keep a very gorgeous pasture on our property, so we invite new clients to come over to our home, and they almost always hire us on the spot,Iacone says. Iacone’s love for all things equestrian reallyshows through this division of her company. I don’t mind working on kitchens and baths, but building a barn or developing a pasture—now that’s fun. –Morgan Zenner

Since joining NARI, we have networked with industry professionals, continued our education through the certification program and have been recognized with a CotY award for our work, Iacone says. We use NARI to promote our professionalism to clients every chance we get. Using their personal experience building and maintaining their small farm, Iacone introduced the Equestrian Design Build Services division in 2008. There is a real need for this niche remodeling service in Loudoun County since so many property owners own animals, Iacone says. She also says there is plenty of untouched real estate in the area that people are buying and turning into functional small farms.
