Mr. Ravi Khanna’s real estate background and his role as its member will be to advice on a diverse range of land, property, construction and related environmental issues, help to set, maintain and regulate standards and provide impartial advice to real estate funds, developers, governments and policy-makers. We at BluEnt feel this is as a big milestone in our road to achievements. It gives us a platform and a responsibility of taking our integral values into the AEC (Architectural , Engineering and Construction) and the Real estate practices. One of the main areas that Mr Khanna (MRICS) and BluEnt™ have been trying to address is transparency and value engineering in the affordable housing real estate sector in India. A much thrown around terminology (affordable housing) but still far from reaching acceptable standards of quality, price and energy efficiency engineering. “The lack of coordination at the building or township design level, dealing with high flown consultants who have now become factories and have standardized their designs and patterns are some of the areas of concern that need to be addressed” says Mr. Khanna. Architects need to be more innovative and open to change. There needs to be more coordination in between the various disciplines of building services such as Architects, HVAC, Civil, Structural, electrical, landscaping and others. All this information needs to be collected, documented and modeled in a BIM (Building Information Modeling) Platform , such as Autodesk’s Revit Architecture. By spending more time and energy at the construction documentation and design documentation stage of a project. And using BIM professionals to document each and every parameter and discipline of the building services and its drawings and modeling them is the only way to deliver a successful and truly affordable housing project. Running these models though clash detection , generating accurate Bill of Quantities for surveying and costing are only some of the benefits as they save time and money. These models can be further used to calculate energy efficiencies (attain leed ratings) and later on for facility management of the building. These practices and many more like these are a surveyors best friends and are the need of the industry today ! now ! This is the only way to bring transparency to the end consumer. His Business Interests are in Software, Real-estate and Construction and has been carrying self-study in Metaphysics and Vedas. He is also managing a real estate FDI fund in India (BCRE – Brack Capital). BluEnt is based out of Texas, US, with an operation centre in New Delhi, India.
