Brytar Companies Announces Sale of North Texas Retail Centers

Dallas, Texas: The Dallas-based Brytar Companies has announced closing the sale of two of it’s North Texas retail centers. The centers involved were BC Royal Crossing, located at the southeast corner of U.S. 75 (Central Expressway) and Royal Lane in Dallas, Texas, and Frisco 121 Crossing, located at the northeast quadrant of State Highway 121 and Preston Road in Frisco, Texas both developed by Brytar.

The buyer in the Royal Crossing transaction was Westwood Financial Group of Los Angeles, California. Built in 2005-6, the two phase, high profile 22,560 square foot retail center features national, regional and local tenants including Sleep Experts, Domino’s Pizza, Wing Stop, Mr. J’s Paint and Supply and BootCamp Xtreme. The sale closed on August 14, 2007.

Frisco 121 Crossing was purchased by a Houston investment group. This 17,180 square foot retail development is located across from the Stonebriar Mall and within close proximity to many retail anchors, specialty shops and restaurants. Anchored by David’s Bridal and Mattress Pro, the center also includes a Tony Cao Salon and other service uses. The Brytar Companies worked closely with brokers Doug Hazelbaker and Ryan Shore of CB Richard Ellis in both transactions.

"At Royal Crossing, the buyer has an outstanding opportunity for rent growth potential,” noted Whit Jordan, Vice President of The Brytar Companies. “With traffic counts in excess of 240,000 cars per day, the upcoming opening of Studio Movie Grill’s fourth area location just across Royal Lane, and the pending construction of a major mixed use community adjacent to the center including residential, medical and retail components, there is excellent prospects for continued future success.”

Mr. Jordan continued saying, “121 Frisco Crossing also represents an excellent investment for the Houston group. The Frisco area is one of the fastest growing in the nation with a strong influx of population, investment and business. The extension and major improvements to Highway 121 in particular are expected to expand the potential of the entire area bringing shoppers from even longer distances. We are already seeing the type of dynamic growth along Highway 121 that the Dallas North Tollway brought to that corridor.”
