(openPR) - As the demand for Bulgarian property rises, estate agents advice potential property abroad investors to spread their options but is it better to put all their eggs in the one basket.


In a recent property abroad survey amongst 600 participants , the team at www.d2rworldwide.com discovered that the preferred choice of potential buyers of Bulgarian property before being advised by a local agent was a 2 bed unit.

Percentages and reasons for:
60% preferred a 2 bed – Good for family rental and their own family holidays


30% preferred a studio – Minimum purchase.
10% preferred a I bed – Lower maintenance costs for a family of four

The team at www.d2rworldwide.com also interviewed a number of local Bulgarian property agents. They confirmed that the majority of Bulgarian property sales for 2005 were smaller units mainly studios x 2 per buyer as an investment property package. Therefore from their original idea to the point of signing for their Bulgarian property the buyer has done a complete U-turn. Based on the advice given from the local Bulgarian agent assuming its best to spread options when investing in property abroad

Is the advice given by the local Bulgarian property agent correct or should the buyer stick to their original plan?

If the majority of property investors in Bulgaria are spreading their options and buying studios, what happens when its time to sell?
Could the supply out weigh the demand? Will agents still be advising studio packages at the time?

Rather than jump on the band wagon and follow the crowd in a mad rush to buy studios maybe its better to take a relaxed stroll to Bulgaria, go with the original plan and buy a 2 bed. It could be a better way to spread those options as it caters for all possibilities. After all the agents will be selling 2 beds eventually wont they? Isn’t it better to always be one step ahead of the crowd?
